Morro Bay Residence

Cairn was brought on prior to the new owners purchasing the property to work with them in designing, planning, and budgeting for the complete remodel of this 55-year-old home. The homeowners goals were forward-thinking but understated, focusing on smart design, year-round comfort, interior health quality, and overall value.

Rebuilt to the Passive House standard within the previously existing home’s foundation, this 3 bedroom, 2.5 bathroom home will now stay comfortable and efficient with essentially no mechanical conditioning. The installation of a continuous filtered-fresh-air circulation system with heat recovery (HRV) ensures the home stays healthy, fresh, and efficient at all times.

This fossil-fuel-free home will be Zero-Net-Energy with less than a dozen photovoltaic panels covering 100% of the home's energy usage. Thermally-broken windows with intentional insulation values and predicted solar heat gain-and-deflection will keep the home comfortable as the owners watch sunsets over the Pacific.
